LONG TERM CASUALS
The Stockton Beach Holiday Park Master Plan was adopted by City of Newcastle on 27 August 2013. As a result the Holiday Park will undergo ongoing changes over the next 10 years. As the Park is improved and the demand for tourist accommodation increases there is a greater need to regularly review and adjust sites in order to achieve the desired mix of tourist and holiday van sites. The adopted Master Plan indicates that this will result in an overall reduction in the number of Holiday Vans sites in order to free up sites for powered van sites, ensuite sites and cabin accommodation.
Since April 2011 no new occupancy agreements have been issued to external parties and therefore if the occupier of a Holiday Van site surrenders their occupancy agreement the caravan or moveable dwelling must be removed from the site. The aim of this strategy is to encourage natural attrition of semi permanent sites to create an effective mix of tourist and long term sites. This policy is ongoing, however during the Master Plan process internal sales resulting in a net reduction of occupancy agreements may be allowed with the permission of the Park Managers and the City of Newcastle.
Letters were sent to all current Holiday Van site occupants in first week of November 2013 indicating how their sites are affected by the adopted Master Plan. Holiday Van site occupants received either one of the following letters:
- The site that your holiday van occupies is identified within the Stockton Beach Holiday Park Master Plan to be converted to a tourist site. You will be required to deliver up vacant possession of the site on or before 29 March 2014.
- Site is identified within the Stockton Beach Holiday Park Master Plan to be converted to a tourist site. Council anticipates this site will not be converted to a tourist site for at least a two (2) year period. Therefore you are permitted to remain on this site until further notice.
- Site is identified within the current Stockton Beach Holiday Park Master Plan for an approved Holiday Van site. Therefore you are permitted to remain on this site until further notice.
All continuing Holiday Van site occupants will be required to sign a new occupancy agreement subject to complying with the associated terms and conditions.
